Boilers can be positioned safely within most rooms in your home, including the loft, although there are some considerations when installing a new boiler. Here at K & M Maintenance, boilers are our area of expertise so here are some helpful tips to help you choose the perfect location when installing a new boiler.

The wall you choose to fit the boiler to needs to be strong enough to hold a full tank of water, not just the weight of the boiler itself, and it should be inside a building.

The boiler installation manual will provide you with the minimum legal distances for your flue, as it must not be too close to windows, air bricks or other buildings, otherwise you may be in contention of building regulations.

Both the condensate pipe and the flue need to be able to carry waste water and gas away from your boiler and outside of your home.

Fitting your condensate pipe so that the waste liquid is directed into the regular, internal, household drainage system can prevent frozen pipes over winter and keep your boiler running at optimum efficiency.

We would recommend frost protection for boilers installed in a garage or outhouse as the temperatures will be colder than in a home leaving your boiler vulnerable to changes in temperature and freezing.

Your boiler will have specific instructions regarding access for servicing and you must allow sufficient clearance for the annual gas safety check, and any boiler servicing, maintenance or repair you may require in the future.

Modern boilers can be fitted inside cupboards without air vents as they do not need to be kept cool for high performance.

There are specific Wiring Regulations and Building Regulations which you will need to comply with if you would like your boiler to be installed within your bathroom, as some areas can be perfectly safe and legal, while others are not.
